Property Description

This 102 acre parcel just on the outskirts of Gallipolis offers not just a little bit of everything but a whole lot of it. The property is composed of a very nice mixture of open fields and woods. There is at least 10 acres of alfalfa food plots on the property. Drive to the top of the mountain and experience the panoramic views of Downtown Gallipolis and the Ohio River. Continue down the trail into the woods and you will find the hidden 1 acre pond and just beyond that the Chickamauga Creek. The property has approximately 3/4 mile of frontage on the Chickamauga which flows down to the Ohio River. The creek bottom is wide and flat for the most part and the woods are generally mature and open. There are excellent opportunities for fishing, swimming, rafting, canoeing and kayaking in the creek. Perhaps under the right conditions you could get a small motorboat all of the way down to the river and dock at the city park and get a home cooked meal at the Parkfront Diner and Bakery. Floating down the Chickamauga south of your property you wind through the Elizabeth L. Evans Bird Waterfowl and Bird Sanctuary for some tremendous sightseeing. If you wanted to walk from the property it is less than a mile to the banks of the Ohio River passing the Bossard Memorial Library along the way. Take a right and stroll 3 blocks down 1st Avenue along the waterfront to the Gallipolis City Park passing the French Art Colony along the way. The French Art Colony is a regional multi-arts center that celebrates the creative spirit of the Appalachian region and the cultural influences of the French settlers on "The Old French City".

This property is outside of the city limits and isolated on the edge of town so you would be free to use the property as you please. The northeast boundary of the property is the Chickamauga Creek with an open field on the other side. The neighboring property to the west and northwest is vacant woods. There are a couple of homes not too far south of the southern property line. There are plenty of areas on the property for safe shooting even though you are so close to the city. The deer sign is tremendous and there are excellent opportunities for hunting.

I challenge you to find a more unique property that offers such diverse opportunities for recreation. Pull up a camper or build a cabin and enjoy the fishing, hiking, atv riding, biking, hunting, shooting, swimming, rafting, kayaking, canoeing and sightseeing. Perhaps build a pole barn to store your toys and keep your boat in it to take down to the Ohio River, or you could join the Gallipolis Boat Club and get a dock on the Chickamauga only 4 tenths of a mile up from the river. Where else can you enjoy so many outdoor recreational opportunities on your own property and walk to a nice dinner down in town?
