FREQUENTLY ASKED QUESTIONS


Q: Do you offer owner financing/land contract?
A: We own all of the properties that we sell so we do have that flexibility, but banks will give you much better rates and terms. We work with a lot of great lenders and we would be happy to help walk you through the process. If for some reason you really don't like working with banks we may be able to work something out and we can get pretty creative, but we will need some serious skin in the game.

Q:Minerals?
A:Most of our properties include mineral rights. We do not keep mineral rights, but we have on occasion sold the oil and gas rights separately. Mineral rights can include oil, gas, coal, limestone etc... and can be a very broad and confusing. We own all of the properties we sell, but sometimes various mineral rights were reserved before we purchased the property. Since we own all of our properties we have satisfied ourselves with any questions regarding minerals and we would be happy to go through all of the title work with you and show you why we believe what we believe, but it ultimately will be up to you to satisfy yourself with any mineral questions you might have.

Q:Utilities?
A: We generally only work in rural areas, so you should assume that our properties will all require wells and septic systems. County water is available in many areas so if it is available we will try to mention it in our advertising. It is generally a given that electric is available, but there are some properties that are so remote that it is not feasible to get electric to the property. If you are looking for a property that is way out by itself with no homes anywhere nearby, you may want to double check and make sure that electric is available.

Q: Farming?
A: Check our website (http://www.countrytyme.com/) for soil maps, topo maps and flood plain maps. Call us if you can’t find what you need on our website. Technical questions might be answered by the OSU Extension (http://extension.osu.edu/). Call (614)-292-4077.

Q: Will someone show it to me?

Q: Address?
A: Often vacant land does not have a physical address assigned to it, and if that is the case we will try to guess an approximate address that will help you find a property on a map. We will also list the GPS coordinates for the properties and if you know how to use them they will take you directly to the properties. Sometimes we do not list an address or coordinates for a property and that would be because that property is only available for private showings and you will need to call in and speak with one of us to get specifics and to schedule your showing.

Q: Lowest Price?
A: We pride ourselves on knowing our markets and we try to make sure that our properties are priced slightly under the market price for the area. That being said, we are only human and we sometimes make mistakes and overvalue our properties. We own all of our properties but have no intentions of keeping them all, so they will be sold. We are sometimes negotiable so feel free to offer what you are willing to pay, the worst thing that can happen is that we will say no. We will not consider any verbal or email offers, so if you would like to make an offer get a hold of one of us in the office and we will help you write it up and get it submitted for consideration.

Q: Can I put an RV on the property? Are there any restrictions.

Q: Is what I see on your website all the land that is available??
A: We are working on new property all of the time and we generally have a lot of property in our pipeline that we do not have on the market yet. If you do not see exactly what you are looking for, please give us a call, we may have something that is coming soon that you can get a sneak preview of before we put it on the market. We try to make a topographical map available for all of our properties which would show the various physical features of the land. We realize that not everyone is familiar with those type of maps and we would be happy to talk in depth with you about any of our properties.

Q: Trees. Are they cut?
A: We have only cut the timber on our properties a few times and doubt that we will do it again. That being said, there is virtually no virgin timber left in Ohio, so all of our properties would have been cut at one time or another. There is no general answer regarding trees except for the fact that we do not every reserve timber rights so when you get the property any decision to cut the timber would be up to you. Many of our properties have mature woods but not all of them. If a property has been recently timbered we generally mention it in our advertising and if you would like to know how long it has been since it has been cut, give us a call, we are fairly good at estimating how long it has been from the size of the other trees and the condition of any decaying stumps.

Q: What is a KML or KMZ file and how do I use it?
A: The KML/KMZ files are geocoded shape files that can be opened up in many mapping programs to show you boundaries of a property in real space. It is one thing to look at a property on a paper map, but these shape files allow you to zoom in and out and see property boundaries relative to everything else in the area. Google Earth is great for opening these files and is free to download.

Q: What does ATO mean?
A: ATO is basically just the industry short hand for According to Owner. We own all of our properties and when we say ATO that means that is what we believe to be correct. Mineral rights can be very tricky and it is generally cost prohibitive or impossible to get mineral guarantees. Since we own all of our properties we have satisfied ourselves with any questions and we would be happy to go through all of the title work with you and show you why we believe what we believe, but it ultimately will be up to you to satisfy yourself with any mineral questions you might have.

Q: What does HBP mean?
A: Held By Production, The lease to the mineral rights is held as long as a certain level of production is maintained. The individual lease must be examined to determine the details.
